Yes, there definitely are areas along the light rail from downtown to SM that are surging due to convenient transportation. 

Like you said I think transport from the train in Hudson to Catskill would be a worthwhile investment...many of the tourist that come to Hudson come via train with no type of transport otherwise.

I think Portland has a great public transportation system and will be subject to suburban sprawl.
