I’m too concerned about the fees that can come about all of a sudden.  

We are still in an environment where carriers are extremely sensitive to claims, especially those that don't arise from catastrophic weather events (at least in the Midwest market). 

Mold concerns can quickly turn into costly repairs and legal issues if not handled properly.

Folks are delaying or cancelling travel, simply because of anxiety about getting there and back home on time, and safety concerns. 

Since the neighborhood isn't the best, I'm concerned the value of the home won't go up over the years as it would in a better neighborhood.Does anyone have experience doing BRRRR's in C or D neighborhoods that can give some advice?

I'll also get to help out and learn some trades with him.My main concern is he doesn't have enough $$ now to have any skin in the game or cover any upfront fees. 

Evictions are extremely lucrative for them...

I know @Rene Hosman and @Scott Trench have expressed that transparency and addressing concerns are huge on the platform.

@Andrew Liguori a lot of little pockets that you should be targeting and a lot that are extremely overpriced! 

Also, my biggest concern as my company starts to take off would be the contracts we are using to lock up deals.
