There are a lot of things that need to address for a PM company between compliance with the state, local rent control in a lot of your area you'll be covering, a lot of competition that is in your area, marketing/ads, and so much more. 

There's a lot to address, from local zoning shake-ups to lease structures and timing, to financing and actual numbers.

New flooring, fresh paint, updated fixtures, addressing deferred maintenance.I raised rents strategically as leases renewed or units turned.

You technically don’t need to give notice to enter common areas since those aren’t part of the tenant’s leased premises, but it’s still best practice to give a heads-up if you’ll be doing something disruptive (repairs, inspections, etc.).If tenants are using common spaces for personal storage or plugging in appliances, that’s definitely something you should address.
