I have never accepted section 8 housing for the primary reason is I do not partner with someone who would be happy to see me fail, ie, the federal govt.

I have a landlord client who wants to get an umbrella policy for his LLC and I am having no luck finding an insurance carrier that will do it.

I have a couple houses I want to try it out with.

If your goal is just to grow cash and not worried about passing down debt to your family, I would say a WL policy is not what you would need.

I am in Houston, so I am trying to avoid going all the way to Dallas if I can help it.
