You can’t buy individual pads unless they’re separate parcelsFor you to “own” 10 out of 100 pads:The land would have to be legally subdivided into 10 separate parcelsEach parcel would need its own legal description, utilities, and tax IDThe city/county would have to approve the subdivision (they almost never do)RV parks and mobile home parks are almost always one parcel, meaning you can’t carve out 10 lots and sell them like condos.2.

It’ll save you a ton of time by filtering out applicants who don’t meet your criteria.And here’s a big tip I learned the hard way: always give prospective tenants a quick call before scheduling a showing.

@Christopher Tinelli  for student rentals use any opportunity when you physically meet the parents or tenants to clarify roles/responsibilities.

Last year I spent $5k on legal.  

Some restrictions are pretty easy but they are still necessary or you'll get into legal trouble.

I pretty much always have a prospective tenant meet me at the house for a viewing before I have them fill out an application.
