Within an hour and under $300K, here are a few areas worth considering:Berwyn and Cicero – solid demand, older homes with value-add potential, and close to the city.Blue Island, Oak Lawn, and Evergreen Park – decent margins and good resale activity.Elgin and parts of Aurora – growing suburbs with affordable entry points and improving comps.Joliet – still investor-friendly, with solid rental and resale markets.Each area has its own pros/cons depending on your exit strategy.

Lookout Mountain, GA, on the bluff (no permit required), and the Rising Fawn, GA area, offer cabins with hot tubs and a North Georgia mountain feel with their own set of attractions (Cloudland Canyon State Park, McLemore Golf Club, Chickmauga Battlefield, Lookout Mountain Flight Park, Rosie Mae's Coffee Shop with Llama's, etc).For downtown townhomes, rooftop decks with a mountain view of Lookout Mountain and/or the city can reach income levels that those without them cannot.

The properties on Bluff Road (The Retreat, University Oaks, etc) are probably going to be in trouble once more properties are built closer to Five Points and campus.Agree/disagree @Andrew R.

I just post my house with ADU for rent in Sherman Oaks.

Then some tenants you can bluff and will send you the rent and you credit towards your interest payments.. others wont they are afraid of being evicted.

May be they don't have any client for my area (LA/Sherman Oaks).
