Oak Hill/Fayetteville WV MTR/STR help

Hi all,

Looking for help/insights regarding the Oak Hill area of WV (15 minutes from Fayetteville). I'm interested in a property that is a 2/1, in great shape and turnkey. The issue I am seeing is that winter demand for STR's in this area is quite low. Ultimately we need to generate $1,850/month to break even during winter months (Nov-Feb). I'm curious if you are seeing much demand for MTR's in this area.

If we can weather the 4 slow months we should be able to do pretty well with this as an STR during the busier months. Any help would be greatly appreciated! Information on this area is a little lean and most seem to be operating solely as STR's.
