In Bham, focus where days‑on‑market are tight and investor trades are frequent; test Gardendale/Fultondale, plus pockets around Eastwood, Irondale, Hoover entry points, and Titusville/West End only if you have A‑level contractors and multiple exits.

Purchase prices higher than yours, and market focus is mid-west areas due to proximity for ease of traveling to projects, as well as tenant and broker connections.Like anything, every factor is a trade off.

I bought SFH in West seattle where I am flipping the SFH and also building a DADU in the backyard.

Certain areas of town like west knoxville typically see more demand than others, generally bc of access to better schools and shopping.

I think this idea of duplex conversion and ADU applies to places on West Coast, and Northeast US like Boston/NY than to Texas.
