House Hacking is a great way to get started while reducing the risk.

@Jorge Vazquez- No complaints, but I think it's kind of a pain for my property manager to deal with the local housing authority.

BRRRR + house hack is one of the best ways to start because it reduces your living expenses and sets you up to scale.

I've house hacked twice in Los Angeles.

I got started with $4k out of pocket putting 3.5% down on a house hack/ live in flip.

He then started house-hacking via room rentals. 

I'm not 100% sure my partner wants to sell, but knowing there is a path is great. 

Since you’re house hacking, you’ll generally only be able to deduct expenses tied to the rental portion of the property (half of the duplex in your case).

Best first step is always house hacking.
