My goal when doing my first review is to catch mayor deficiencie to discard properties as fast as possible and spend as much as posible on my "good" candidates.

Consider yourself lucky , you could have a tenant not paying rent and you would be stuck not being able to evict now and for the posiblity of more months to come .  

Like some of you have said, there is no way to protect yoruself frome very posible situation or hazard but the feedback I am getting makes me realize I need to continue to anaylize and improve on my lease yearly-which I will make a part of my process moving forward.  

Hello Jason,So FHA is very specific with when you can actually have 2 FHA loans ( Yes this is posible ) and from what I understand from your post you have a couple of options.- You can have your mom refinance it into her name only if she can qualify for it.- Because you moved out and are renting it to someone else you would need 12 months of cancelled checks proving that you're not making payments.

I could lost my client and my deal.The point is do your homework very well check permits on city and county if posible , always pay for the owners insurance .

What I am trying to tell you and the other responders is that I am not asking if it possible, I already know it is posible, I am only looking for the right lender for my case.
