I want to start doing BRRRR and had an agent reach out to me and ask me how much I’d would like to leave on deals and suggested 10-20k was the norm.

I also realize I could do a 1031, but I dont see any deals in areas on the mainland US that make sense to me and Cap rates are low there and here in Hawaii.Im torn between paying off the mortgage for a nice cashflow of $3800 per month (ROE of 3.8%), or selling to put roughly 700,000 k in the market and working the 4% FIRE rule with that money after letting it grow for a bit. 

@Michael Santeusanio What's you ideal rehab costs to acquisition cost percentage?

AirBnb and mid-term rentals (you need to furnish it and pay for utilities and WiFi) and rent by the room (self manage and deal with multiple roommate tenants) can get higher rent but it's more work.

Sit down, and see if you can bird dog for them, ask if you find a deal can you partner with them to get the deal done, and the last thing that would be a great move is working for that person while you are working and getting paid you are learning the ropes.
