However like you say these are most likely limited to only a few openings for high dollar investors.I have done SFR 1031 and DST 1031 exchanges and have a current LLC and LP syndication that says they will offer a 1031 from current to a new property. 

The members of an LLC are issued K-1 Form and have to pay taxes on all profits as though it were income, which could expose the owners to high employment taxes.

I know this question has been bounced around a few times, but many of the answers are different or an "it depends", so I'll explain our scenario.My family and I run a GC and we're doing our own fix & flips.

Looks OK @Jonathan Snider, but there are some glaring things that jump out to me from the get.First, I would fix that deck.

I am looking to start my investing journey with Fix and Flips in San Diego.

Skipping the high end finishes and working to keep the property more "affordable" so we can be on the lower end of the market and still make money.  

The only option I see is a high risk bridge loan for 12-16% which only heightens my monthly payments before ideally refinancing into a DSCR.
