Every job leaves its mark on me, presenting obstacles to overcome, but nothing is more satisfying than that final walkthrough. 

Hopefully this person would do a better job than I do and would also save me the time of going through the exercise each time I am considering a refi or new purchase.Thanks!

A job well-done!

For small MF, focus on rent-to-price ratios, vacancy rates, and local job growth.

Just last month we were working with someone who had been completely unemployed for over a year (good credit) but had money left over as a safety net in case the worse happened and he wasn't able to find a job. 

Maybe it was assumed to be a 2 yr long job..... :-)But I would feel comfortable, if I were you, to just move on.

I did quite a number of BRRRs a number of years back..When it came time for renewals, make ready and repairs that I realized I drank too much of the Kool-Aid at one setting.Basically, my  take in a condensed form is that don’t quit your day job with Rentals… actually Rentals might make you need an extra day job or three… 

So the last thing you'd like to do while you don't currently have a job is to get rid of an asset that was giving you cash flow and then be in danger of whether or not you could get the loan.

That being dictated by the quality of the building and proximity to the major job centers.There is a lot of gentrification happening in/around the city stemming from the East End where most of the universities/hospitals are located.
