Without overwhelming you with options I would start narrow down what is less risky and still give you a stable income from the rental unit + some future target for the next property. 

You don't need to narrow your search to local CPAs, most CPAs work across different states, focus instead on finding someone real estate savvvy.

My guess is it will be difficult to find a tenant fitting that narrow of a scope and I don't know why you would want to limit yourself.
