I am looking for some creative ideas to help fill rentals in a slower market and I would love to hear what other investors and property managers are doing right now. 

They have no idea of the value as-is, no idea of the ARV, and no idea of the costs of rehab.

I have been an active investor as well and have done many different types of investing throughout my lifetime so I can always help with thoughts or ideas.

Conventional lenders don’t allow a seller second behind their loan anymore, so the structure has shifted a bit, but the idea still works.A good example I saw recently involved a small eight-unit building listed at $720,000.

I'd be interested in what people think of the following strategy ideas:- Call 3-5 realtors and say that I'll pay them 2-3% of the purchase price if they find an off-market property that we close on.- Call local banks and ask if they hold any mortgages that are in default- I've heard you can pull lists of owners that are over a certain age, or own their properties outright (the idea being that they might be retiring, moving south, and would be interested in getting a bunch of cash, or seller financing.Thanks in advance for any advice.- Lowell Bailey

I like tge ideas of multi family homes, longer term rentals, fix and flips, short term vacation rentals and commercial opportunities like rv parks/campgrounds etc.
