I've had great success this year by purchasing the company (LLC or Corporation) that holds the property rather than buying the property directly.

The more exposure the better, unless the management company is billing you to advertise in places & ways that are not effective.

At least the other two told me they were unlicensed when I asked for their license numbers.I asked Contractor #4 (the fence company) about these lower quotes and she said they come back and fix a lot of fence issues done by unlicensed people.

If you want to use QuickBooks Online for rentals, you’ll need the Plus version so you can track each property separately with class or customer features, and for multiple entities you can use the location/business feature.
