Do you really think there is no financial engineering at play with apple, or tesla, for the purpose of making money on playing stocks themselves when in its inception the idea behind stocks was democratizing ownership so companies could expand and in that relationship more value is created that is then shared by the whole of society that is participating?

So now I apparently have to get architectural and engineer plans and for this project which is a huge expense I wasn’t anticipating.

Now the county snaked and camera the line again - they are saying there are no broker pipes no on the house side and no on the city side (we requested the camera video but this is a public record request and will take time).The last update I received now is that the city service director and a city engineer conducted an hour of investigation on the property.

Make sure the cash flow projections are actually coming from operations and not just financially engineering a return (read: over raising to fund the first couple year distributions).

The head engineer I spoke with laughed and told me that guy providing the low quote was the best qualified and had an impeccable record.

Cash flow is non-existent after debt service and those distributions they are projecting are all just financially engineered by over raising equity on the front end to pay you back, giving the appearance of cash flow.

If so that is a huge first step, then you would want to get the markets they play in, their pricing engine so you know once you get a deal under wraps, it should pen out.
