You will be at the mercy and ability of the buyer to get a new loan within the window of the demand notice.

Demand out stripping supply removes any tangible deflationary actions for inputs.

We do have opportunities in my market for a BRRRR play, where your all in may be around $125k (purchase, holding, renovation), then you can capture some instant equity to where the house is worth about $150k to $160k in a solid B class community.

If someone came to you with a $75,000 project and demanded to get paid all $75,000 up front, alarms should be going off.
