I don't think there's a chance that bigger builders are going to lower their prices and "create lower comps" to compete against.

Moreover, even if you can find a good mentor, their goals/priorities/style may not align with yours (in fact, there's a good chance they won't, especially since you're in the very early stages of figuring out what you want to do).Another issue: mentors typically expect something in exchange for their valuable time and expertise.

I agree with @Emily Koelsch, and I also understand sometimes personal situations delay response, but it’s important to follow procedure consistently to protect your position while giving them a fair chance to resolve it. 

You’re really limiting your chances of a faceplant.
