Would you rent to someone with 3 prior evictions if they offer higher rent?

Hey everyone,

I have two potential tenants for my rental in Norman, OK, both found through my Facebook Marketplace ad.

  • Tenant A: Family of four with two service dogs, no evictions, solid job and documents, offering $915/month.
  • Tenant B: Single male, also with two service dogs, three prior evictions, currently working as a chef, offering $970/month.

If I go with Tenant A, I’ll likely drop my property manager (she’s been unresponsive — I even had to send a family member to give a tour). I’d start self-managing using RentRedi or TenantCloud.

Tenant B pays $55 more, but those evictions make me nervous.

What would you do — take the higher rent and risk, or go with the stable family?

Also, any thoughts on RentRedi vs TenantCloud for small landlords?

As others have said. No. Make a criteria for your tenants and stick to it without exceptions.
