We want to leverage the fact that its owned outright and take the equity from that property and put it into our next rental, but we are unsure of how to best utilize the property to get us the most cash.This property is in a B-/C area- sales price for a property like this is currently about $125k, approximate rental would be $1k.We want to get into a multi unit with the funds we will have access to but curious which option makes the most sense.

Then you add in the fact that your HOA fee covers insurance for the building itself (and Flood), maintenance of the elevators, pools, and all the common areas, 24/7 onsite security, electricity for the building, and access to top notch amenities including indoor and outdoor pools and splash areas, water slide, lazy river, tiki bar, attached parking garage, and a couple onsite restaurants.

Now a lender would need to gain access, if access is denied they would need to file a suit for access, if refused then they'd need to schedule law enforcement to meet them there to force access etc etc etc....Currently all of these actions are left to the private buyer to complete, and the lender is able to complete the sale more quickly (or take the property REO where they do this as an owner).
