There is a fire wall between the two units that goes all the way up through the attic.I am looking for a company that comes out and does a sound analysis to see where it might be coming from, has anyone done this?

Mortgage proceeds are not to be used for the rehabilitation of exteriors or other areas which are the responsibility of the condominium association, except for the installation of firewalls in the attic for the unit; Only the lesser of five units per condominium association, or 25 percent of the total number of units, can be undergoing rehabilitation at any one time; The maximum mortgage amount cannot exceed 100 percent of after-improved value.

An LLC does not offer the protection a lot of people think, it just contains the liability within, like a firewall.

Need fire walls of course.

Since we are now taking on investors, we really have to be cognizant of firewalling risk within each property.

I have installed ubnt access points and I have a Mikrotik router to manage the firewall and qos.

The HOA was dissolved many years ago leaving the condos without an association, but they cannot be classified as multi family because they don't meet the current code standard of having a firewall between the units.

Do you have any idea if it's feasible, or how much it costs, to add the firewall in the attic.  

I have gone to the planning/zoning and they said I will need to either install sprinklers or have fire walls installed if I want to change it to a 3 unit building. 

If you go from SFR to apartments, you won't think to check insulation and firewalls as a due diligence item.
