Please let me know if this method is not used by Rise48 and I will even make sure to recant my statement regarding claiming positive financial leverage.I believe those were the two items that you noted but please let me know if I was incorrect about anything else (number of capital calls, repayment of funds to Rise48, valuations, etc.).It looks like "Frank Sichelle" has now deleted his account.

So if you purchase a property with an AC system that’s 10 years old most investors won’t be including a replacement reserve in their analysis and when it needs to be replaced they’ll capitalize it or just expense it for the year it was incurred and go on with the same incorrect cash flow analysis.

I found that BP was great about applying credit to my account whenever a lead contained incorrect or incomplete contact info (email & phone number) or if it was another RE professional (wholesaler, lender, property manager, insurance agent, etc.) looking to sell their services.

And while I did obtain some valuable information as to strategy and technique from 2 “gurus” and maybe 5 books, the other 200 gurus I listened to and the other 300 real estate books I read provided nothing more than either one or a combination of information that was outdated, inapplicable beyond a certain geography or a particular economic timeframe, incorrect, incomplete, untested, unverifiable, untruthful, or impossible to successfully implement by anyone but the most experienced investor.BP is full of posters telling you that they’ve watched YouTube videos, read books, and paid $20k or more for a”mentorship”and now they’re successful investors.
