I completely remodeled it and added square feet to the property to increase the value.

@Yacine Bouabba we've been successful this past year contesting tax values that seemed to arbitrary increase. 

I'm considering turning one unit into a furnished rental to potentially increase cash flow.However looking on Furnished Finder, there appear to be around 100 MTR listings in a 2 mile radius with around 40% currently vacant.

If trash was still from the general fund (which would be the case if the council did not approve this bait and switch), then further cuts or fee increases would be required.However, this level of bait and switch breaks voter trust.  

So my house was rented for 2 years, same family, and recently new tenant with an increase of rent of $350 since some renovations took place between the two tenants.

Also if you plan on increasing their rent due to the short lease time, not only do you need to give the proper notice but you need to follow JC strict land lording rules.

The increasing barrier to entry results in fewer new STR's coming available for sale, but also fewer options for guests to rent. 

However- I'm curious how you want to buy a new build AND increase the property value? 

How do you approach negotiating rent increases as the lease renews?
