I can key my vacant units to an alternate key for turnover cleaners or the trades. 

STR in DFW is very tricky so building your understanding of the neighborhood that you want to target is key.

im not sure you can cash flow nowadays on a 10% down unless you find an almost unicorn deal.as for the OP, there is a lot of information on these boards, and this isnt the first time this question has been asked.
