Ordinarily I would agree, but you have to account for the fact that the tenant saved the landlord a boatload of money by mitigating the leaking roof before it caused serious interior damage.Also, when I hear of rat infestations, I think of landlords not doing a lot of regular maintenance and housekeeping of common areas.Precedent for the remainder of the lease under a course of dealing theory?

Too many times pictures of the property do not tell the entire story - from foundation issues or rat infestation inside the walls, if a wholesaler will not at least let you walk it and wants to make the EM hard, those are red flags you can not ignore.

The idea of escaping the "rat race" is something I have aspired to since I was in my mid twenties.

That pain could take the form of working long hours, putting other aspects of your life aside for business, or uprooting your entire life for a short period to escape the rat race.

Any advice would be appreciated, as I am again, very new to my journey in finding my way through the "rat race".
