We had one guy that rolled up in a Ghostbusters van and tried to con us into paying him $7K to use his mystical equipment to fix a fungus problem under a house.

I know the Groton / Mystic / Stonington area quite well. 

One manager has brought Mystic Realty I believe 14 mobile homes in the last 2 years.Each of those home bring us $300.00 cash flow a month.

I am a realtor and investor with 4 units in the Mystic/Stonington area.

I would consider other towns in that area like Mystic, North Stonington, Pawkatuck , Easy Lyme and Niantic if you can find properties that support your model. 

I don't know how you're finding buyers but also without being too mystic, if you approach a buyer with some information on their specific buying habits (i.e area, price range, home type), they're far more likely to entertain a conversation past 10 seconds and many times you'll leave with an email/number.

Objective and responsible individual free-will, not government imposed altruistic mysticism.

I have done some brief market research and I believe the local market I'm in, the Groton/Mystic area, would be a good place to start.
