Since this is your first one, you might consider having a property manager handle it initially until you feel confident you can self manage it, as that can help alleviate anxiety and potentially avoid problems down the road, especially if you get into a situation where you need to evict a tenant.

I find this helps calm some of the anxiety that tenants may have about the property being sold.
