An agent who is on your team and your team only would be able to give sound advice based on their many years of experience dealing with these types of issues (assuming you chose your agent wisely), and based on actually seeing the property along with it's issues and talking directly with the inspector, etc.

I'm going to go out on a limb here and say that this person does not belong to the identity that she held out to you. 

It seems the name or the game is to make enough in rent to barely cover the mortgage and bank on appreciation.

I worked with a large developer in Charlotte and know who he used, but it would depend on who you are trying to lease to specifically. 

It takes into account reserves I have to cover the closing costs, fees and interest for the next 6 months.
