@Roy Kinzer Rent control in NJ can be a tough pill to swallow and unfortunately has caused many of my deals to fall apart quickly once buyers/future landlords realize how strict the controls can be.

It was kinda pricey so I swallowed the bullet with a property manager to avoid headaches.  

But it sounds like we'll have to swallow our pride and take your advice and contact a few real estate agencies.

I know MLS listings aren't guaranteed accurate, but getting the acreage, city and zip code wrong is hard to swallow as an honest mistake.We have a financing contingency, so if it doesn't appraise for the contract amount due to the lower acreage and different city/zip, we can renegotiate purchase price.

@Jay Hinrichs I love your honesty through the entire 30 pages,  a hard pill for many to swallow but I get you my man, and would love to connect with you . 

We own a complete eye sore in the middle of the CBD and he said if we can fix it up and make it glitzy and nice it would certainly help our case.

However, it does mean forfeiting the deposits which is tough to swallow. 

I suppose in the long run it would still be worth it, but it seems difficult to swallow the fact that I’d be “losing” money for awhile instead I making it! 

So you can say I was naive but I calculated that if this was a loss, its a loss I can swallow and move on.

Im sure the cost is a hard pill to swallow but try and keep your eye on the long term prize of making $ on a thriving STR biz.
