Curious, what’s been your secret sauce for sussing out these leads?

I doubt they have some proprietary secret sauce, but then again, I don't know it all. 

Now, where ADDING VALUE is required, the 90% of the lousy, lazy, and even mediocre agents have no special “sauce” provided merely by being licensed. 

I am sure there are some decent programs but there are also a lot of people looking to take their pound of flesh by selling their "secret sauce" to others and could be overselling the value they will truly bring.This is also true for real estate agents who buy in to programs that provide leads, and so often they are not worth it.

There is a real secret sauce to the BRRRR, I found out of course after the fact but at least I know now.
