I'm starting to explore past the simple and get into some of the sauces and spices and specialty stuff or...let's just say my mind is starting to go there. 

They somehow think that for $197, or $1970, or $19700, they’ve somehow acquired some methodology, strategy, knowledge or “the secret sauce” that will ensure their investing or business success, and that the experienced, knowledgeable, and successful real estate investors who point out the obvious faults “just don’t get it”.  

Here's my secret sauce.

If there are people there will be a need for MTR-- getting your location, unit size and pricing to align is the magic sauce.

Are we comparing bacon to Christmas trees, to apples, to venus fly traps, to tomatoes, to grapes, to kelp? 

Seller financing will be "golden", turn-key is the awesome sauce, and with a target of APPRECIAITON, so appreciating market NOT based on hopeium but on MATHS.

If you were to switch this mortgage to accelerated bi-weekly payments ($316.20 + 150) you amortization would be cut by ~48.5% and the amount of interest paid reduced by ~52%.There is no special sauce, paying more principal, more often, starting earlier in the life of the note is how you avoid the most interest.

And if 6% is on the Safer-Withdrawal Rate side, is that the real secret sauce of unleveraged SFHs?

The cost of renewing an LLC or changing the title is absurdly cheap unless you have one of those law firms that advertise a lot and have a huge advertising department and claim to have a secret sauce that guarantees protection. 

They obviously have some seceret sauce and understand the game in your area...
