When an asset has both softening rent and falling occupancy, that operator is usually in motion (or about to be).

While this court case is in motion, can't the Landlord issue another Pay or quit by fixing the issues raised by the Tenant?

These two courts never sync up automatically and would require a motion from the homeowner for a stay that lets probate take the kead
