Tenant base in Cartersville / Acworth is going to be different than tenant base in Forest Park / Conley.2) In all honesty, if the 1% rule for a LTR is a hard requirement for you then I would suggest a different market in the midwest.

I personally love Wisconsin and would definitely consider starting an STR there or in Michigan, but the heavy seasonality makes me cautious about winter income.If you’re on the road near New Mexico, you might want to explore some of the emerging desert or mountain markets out there, too.
