Note: Current house details - Private Village (private security / town hall / 2 parks / 2 beaches / boat ramp) - ~$3K taxes annually - 2 story with basement - 4/1 - detached 2 car garage - 9k sq ft lot - Grade A Schools k - 12 - Safe/quiet neighborhood - Close to big university (not interested in student rentals though)Note: Village is divided into 3 sections based on house/tax size.

I believe that the Tuscan Village development is the largest development project right now in NH and maybe north of Boston so it might be worth for you to research into it.

A duplex in the $100-200k range with a target CoC return of 8-12% is definitely within reach, especially in some of the emerging neighborhoods.In terms of areas, you might want to explore neighborhoods like Bagley, East English Village, and parts of Grandmont-Rosedale.

You have to way the pros and cons of some extra money vs the possibility of the screen door arm getting broken from constant movement, microwave walking if it is just a counter one, etc.I myself have a section 8 tenant with a small kitchen so never thought about putting one in.I do agree that tenant screening is important and dishwashers do seem to have a shorter appliance life in general.PS I do like the Edmondson village area near Wildwood Prkwy and west.
