Looking to relocate from Chicago. I would like to be able to invest in single family rentals in the southern New Hampshire area. Which areas are the best for cash flow? What towns have the best schools/growing areas?

First off I live and work in Salem NH its the most southern part of southern NH haha. Anyways, Southern NH is very wide so if you are relocating here its best to understand where you need to get to. if this is not a concern for you then the options are very wide as once you get out of the commuter friendly areas the cost of ownership goes down. As for the best school systems I recommend:

Bedford, Hollis, Windham, Exeter, Brookline

Now there are other towns that are great but these tend to be the popular towns many flock to. 

If investing is your primary concern I suggest look into Salem NH, Portsmouth NH, Bedford NH these towns are seeing a ton of development and population growth which may lend to good investment opportunities for single families specially at the right price. 

I believe that the Tuscan Village development is the largest development project right now in NH and maybe north of Boston so it might be worth for you to research into it.

As @Jonathan Ramos mentioned, southern NH is very wide. I'd add in Derry and Londonderry. Derry is home to Pinkerton Academy which is a semi-private school and is popular as well. Londonderry is rapidly growing, they have a $1B project going on right now, while not quite as big as Tuscan Village, it's large enough for them to add an exit off 93. Both of these towns have lower price points on average than Salem, Portsmouth and Bedford and would have greater potential for cashflow, not saying you won't be able to find something in the other towns.
