It will take a while before we see inflation come down again to 2-3%, probably years.We are witnessing the biggest devaluation of debt in the last 40 years as the dollar is losing value.

. 🏠👍 100% agreed.I've witnessed way to many investors over the years getting caught with their pants down when using too much leverage.The real estate "guru" world is incentivized by selling more properties (Realtors earn commissions on every property sold) and "no money or low money" strategies (Easy way to flog books and seminars), etc...So leverage to the tilt they would say...The best deals are bought quickly and with cash.All good things take time and so does building a strong and sustainable real estate portfolio.Start slow and small and build the foundation of your portfolio with cash.This will minimize losses when vacancies occur and one hopefully won't have to put their hand too deep in their own pocket to cover expenses as they occur (Especially large expenses like mortgage costs).Once a solid foundation has been built and experience gained over a period of time of what the true income vs expenses will be, then look at using leverage.Also, all deals should be analyzed from a "devils advocate" standpoint and don't get too excited about it's initial prospects.If you think it won't happen to, I'm here to tell you that it will.This is coming from someone that has done hundreds of deals and has seen it all.Always protect the bottom line first and foremost.Much success

Hi Kevin,I'm a big fan of buying with cash and my thought process is quite contrary to everyone else's.Cash is KingCashflow is QueenLeverage can be a peasant lolOne can retire investing in Toledo with $1m in cash.Off-course, this all depends on how many villages you need to feed 🤓I have too many "villagers" on my back so it's a bit of a different story for me.Sub $100,000 markets like Toledo require volume to work and to be worth the risk if you are looking to buy and hold.Not much growth potential long term so I would consider it a strict cashflow play.Start slow and small and you can always scale up once you learn the market.Or call it quits and exit if you decide it's not for you.IMO, leverage should only be used to scale a portfolio and only after you have immersed yourself enough in a specific market.And only once you have decided that you want to stick around in that specific market and invest in it long term.Over the years, I've witnessed many folks use leverage and attempt BRRRR out of state only to fall short and say "the market sucks and it doesn't work".Nothing works unless you make it work and a market like Toledo can work better than any other market I know from a cashflow perspective.I've been investing since 2014 and flipped hundreds along with currently managing 400 SFH.Only this year have I started buying small multifamily properties.It's an adjustment and a different animal but let's just say it's in the same breed of animal lolImmerse yourself in a specific market and become an "expert" on the numbers in that market.Find off market deals, negotiate hard, buy with cash and buy quickly.You make money when you buy and not when you sell so you must buy cheap.There are many ways to skin a cat mate and this is how I get my fur lolWishing you much success

Hi Anissa,Congratulations on taking the plunge into real estate investing 👍Stick with the Midwest for cashflow.I've always liked Ohio, Indiana and Michigan.Just make sure you have a "growth mindset" when it comes to these cash-flowing markets.Most tend to be tertiary markets in somewhat lower socio economic areas.To achieve a nice return on investment you will need to build a larger portfolio.Over the years, I have witnessed many investors getting frustrated in not achieving desirable enough returns when owning 1-2 properties.Find the right team first before looking for deals.The team can either make or break your investment.Wishing you much success.
