One of the biggest misconceptions I witness time and time again with investors is regarding their ROE (Return On Equity).For example, if you acquired one of your SFH for $100,000 and paid all cash (Mortgage Free) and we subtracted your expenses at $2,000 from gross rents of $12,000, you would have a NOI of $10,000.

It is interesting.One of the best places I've lived for landlord's rights was Indiana, I lived in Bloomington, which is a big college town, so obviously, the management companies had to deal with some pretty horrendous situations (which I got to witness firsthand while looking for a place to live!)

You can't control irresponsible pet owners.And absolutely if I allowed pets and witnessed my tenant not cleaning up after a pet or littering you bet I would charge them.

Think about the middle east violence, it's called a warzone because it's a war, and chances are you will get hurt/shot/witness violence if you go there... kinda sounds accurate   for some really, really bad areas i know, hence why they are called warzones.

Basically the message is, so what if he screwed you, we are going to watch him screw someone else too because he is paying us.Any half educated nit wit can call themselves a contractor in this state and things may go well for some time, its what you do when they don't go well that is what really matters.
