Today its bounced back.. but it can happen in America very easily. and it can happen to cash flow real estate I witnessed it first hand.. it was not the govmit taking your money it was the free market deciding what you invested in was not worth what you paid. 

You will also get to witness bleeding heart judges going out there way to allow continued residence for tenants despite not paying.....but don't take my word for it, go check it out....when youre done there, go down to pratt st off mlk, go hangout in the section 8 office during walk in hours, witness the ridiculousness that ensues down there.....dont shoot the messenger

This didn't happen to me, but it is still the most significant mistake I have witnessed in real estate.

You likely can’t wholesale a property under contract wit a realtor.

Best one I have ever witnessed was a washing machine strapped to the hood of an old Ford LTD.now I'm wondering why I have a  truck when obviously I have a couple very capable material haulers. 

I witnessed a prime example at a national REI conference recently when a new but solid “cash buyer” proposed a live question to a panel of “experts.”

Witnessed by Yelp reviews.I personally went through many CPAs. 

When you eventually do move out, take photos of everything and have a couple witnesses smell the property, so they can attest that there is no smoke odor. 

Have had to witness that first hand and work through a half a dozen of my land projects were I was the lead and the GP's stopped communicating leaving it to me..
