The sheriff will be there so you can change the locks and they keep the peace.I've witnessed 2 such evictions and both tenants were single mothers who were crying when they got put out. 

It's best to have all conversations with your tenant documented and witnessed by a third party.

If you do confront him, which it sounds like you really want to, bring a witness. 

Real estate investments requires risk but you can manage the risk wit the proper systems in place. 

I witnessed many a "Savvy" RE investor lose their shirts and everything else! 

I would hope that they don't sell the CA properties to take the cash with the step up basis - I think they've witnessed enough family members who aren't RE investors vs those are are and which ones are doing financially well.
