  $250,000 just isn't a realistic number, go East to the Riverside or San Bernardino counties if you only have $250,000 to work with

@David FriedmanI hope it won’t happen again but San Bernardino, riverside, Bakersfield etc typically are where investors pushed away from high priced la primary markets purchase properties at the end of the cycle.
