Sure that can be disregarded, but not legally.

An LLC can be taxed as a partnership, C Corp, S Corp or as a disregarded entity (only for single member LLC).

Christan or non religious alike you can not be a bad steward of your money.I won't bore you with the numerous times I have counted on renters or buyers and even sellers to treat me with the same respect they demand but because I'm a cold hearted investor some how it's OK to lie renegociate disregard contracts not keep time lines you name it I have delt with it.  

From what I've seen, Cleveland turnkey companies price their properties well above market and their advertised income numbers disregard a lot of expenses.

No good deed goes unpunished as they say, hopefully you won't have to learn the lessons I've learned, but continuing to disregard advice is a great way to accomplish that.
