Willing to do preliminary visits to houses to take pictures, make rehab lists/scope of work, etc. 

I have done preliminary research for the area that I am investing in and everything looks good.

The preliminary numbers make sense as a buy and hold; however, this property shares a driveway with the neighbor, yet no agreement is in place.  

As far as researching goes, Google Maps, Zillow, etc. are all good for preliminary research, but you want to know if the structure on the parcel is still in good shape. 

Based on preliminary research, prices in Calgary have been on a steady decline over the last 5-6 years.

I'd suggest you go through the preliminary site plan approval process and get a site plan approved.

I'm currently working on scaling up quickly through purchasing large SFR portfolios and/or apartments, and I'm in preliminary talks with a few sellers willing to carry back a seller 2nd note of 20-30% (i.e. the down payment).I'm looking for a lender that will move forward in financing the initial 70-80%, in 1st position, alongside a seller 2nd of the remaining 20-30%, totaling 100% CLTV.
