I recently went to look at an REO located in a prestigious country club.

Tenants may not be sunshine and sparkles. 

I may take some time to update the condo and then list it through my agent - sparkling and newer!  

I'm hoping to also reach kids who would normally go to prestigious colleges -- if they simply did a 3-year hitch in the military first, they could attend Columbia University in New York city for free and get paid a $3,759-per-month housing allowance during the academic year.

There is a lot of clout and connections that can be made with going to college especially when the university is more prestigious and more difficult to get into.

This was the first time in 24 years that I didn't have to clean a blessed thing, I nearly cried when they told me they needed to leave :( When they finally did leave, one of my Sons went with me to check out the empty house, I opened up the stove & it sparkled!

Why is it that guru's are considered scammers, yet consider colleges and Universities prestigious places to spend $50k+ and 4 years in order to make $50k/year?

I used to send a "30" day letter, spelling out what they had to do; "broom clean" (100) no stains on carpet (50 per), lawn mowed within 2 days of vacating (50), oven (50), tubs (25), sinks and tile floors "sparking", no dog poop in yard (5/pile), all light bulbs working (10), all light fixtures clean (10), windows "sparkling", no cobwebs, etc.

Its more renter proof and any nails holes you can easily plug with a dark sparkle.
