Possibilities are endless.... housing, a farm, sell the timber, trailer park, subdivide and re-sell, explore/mine resources,  hold and sell later... thanks. yes, its currently zoned as 'green' which i believe is agricultural use (i'll obviously need to do a lot more research)...might change in the future due to its proximity to the city center.

All it took is watching a video on Youtube, a trip to wonderland aka Home Depot (that place is now a little less intimidating after I spent 30 min roaming its endless aisles looking for bolts). point of this post is instead of asking someone to fix it for me I chose to do it myself regardless of how little I knew about it (had no clue how that metal rod just magically hangs to the wall hahaha).

Do everything you can to leverage your time to gain experience as opposed to looking for the deal or the money right now.Starting out of the gate doing a no money down deal is possible but it's more the exception than the rule in my opinion.If you are already reading and do the research then you don't need much more specific advice you just have to continue taking action every day, and continue working hard to leverage your time, where you can gain experience.There are seemingly endless possibilities to get started, but if you keep seeking knowledge & experience, you will figure out your way to make it work.
