You can't discriminate against someone in a wheelchair but it's not "reasonable" to install an elevator in a four-plex so the disabled person can rent the upstairs apartment.Emotional Support Animals are not limited to cats and dogs so the individual could have a miniature horse.

Up high in a building, but not too high because long elevator rides are boring.In an area with things I like to do that are close.With reasonable parking available for guests when I entertain.And a rooftop pool, hot tub, lounge area would be nice.Plus a community workout room, and some kind of storage available for things like off season Christmas decorations, and etc...

If eviction is necessary, it takes about 4-6 weeks from start to finish and you can apply deposit to lost rent if necessary. 2) Mild climate, no snow removal (unless you're at elevation in the mountains).3) It's one of the top 5 most moved to states.4) Hickory NC voted best little city to move to.5) Any type of investment is available: fix and flips, BRRRR, buy and hold, multifamily, single family.

Curb appeal, lighting, possibly security cameras, solid core or decorative metal doors with deadbolts and security screen doors, interior painting that is not one color on everything, accent walls in main living area and primary bedroom, cabinets and closets painted white on the interior, flooring limited to one or two designs throughout the unit, and no carpet, windows and screens fully operable and clean...all of this will elevate your unit vs. most of the others in such a neighborhood.

Each building had 6 units with 30 tenants and an elevator. the community had a pool, gated, events, hair salon/barber and a bus that took them shopping and dr visits.

Given the elevated pricing in the market and high interest rates are compressing margins on already tight deals, using cash allows me to at least generate extra margin and simplicity by avoiding all of the additional financing costs.
