Furthermore, Texas does NOT recognize Dual Agency.When this transaction went South, the Agent and Brokerage really disclosed (by action) who they truly represented by reverting to solely defending and trying to advance the Seller's interest, to the negation of any consideration of the Buyer - who they also purported to represent.

However, be careful when choosing to use a Quit Claim Deed:A person receiving a purported real estate interest via a quitclaim deed may receive no legal right to the property whatsoever.

It might be disregarded from a taxation point, but that has no bearing on the discussion, method of transfer and type of deed.The fact that the trust is revocable or irrevocable has little to do with the type of deed - maybe only because with a revocable trust you can change ownership back to yourself and if is not a registered transfer & deed, is basically a transaction that never happened.A person receiving a purported real estate interest via a quitclaim deed may receive no legal right to the property whatsoever.

I would prefer they not try to tell me that a $10k margin on a flip is a good deal, when I know they are at least 10k over on their purported ARV, while shorting the rehab cost another $10k.
