Mini crash) I’m from CA.

I've been thinking about this concept of niche- or mini-fame lately, and it's definitely becoming much more common place.

I love working and will always hustle (with mini-retirements built in every decade or so) but I don't want to do it to make ends meet.

The folks just drive to the services they are not in their immediate neighborhoods,   what stays open is gas station mini marts with bullet proof glass .. . 

In my area out in the desert with minimal greenery and dubious water sources, the area has become a mini tech center. 

Think commercial single user owner occupied turned into four or five tenanted property; empty big box retail space made into mini storage; single family home on busy street turned into restaurant/bar/boutique, storefronts in downtown turned into live/work lofts, etc.  

Plus much of the value is in the business itself vs the property alone.Don't get me wrong man, I love the idea of buying a cool mini resort place on a lake with 10 cabins, a bait shop, marina, restaurant etc but I know that if I needed to unload it, it could take a while.  

Instead of getting a person depressed about the whole idea of selling by means of telling them the thousands of mini items they need to make it worth the sale.

This is of course a fine line) Better pictures and more of them (hire a real estate photographer) Install a mini golf course (Friend of mine did this recently and is killing it.

Is it simply just a sink and a mini-fridge?
