This will help you set your crystal criteria of how you want to go through and achieve your cash flow goal through what strategy.

Once you write it down, it crystallizes it in my/your mind and helps me hold myself accountable.

Obviously, this is a speculative question and nobody has a crystal ball on this issue, however, I think close consideration of the fundamentals are important in making a decision about this.
