In my opinion tankless is more expensive and use more gas to run.

Plus it would take money for the ink pens and the paper they write their contracts on and money for the lunches they will eat and the gas to drive to the meetings. 

On some deals I know they are almost a sure thing and I experience ease although my foot is always pushing the gas to the max to get it done.Others are the most terrifying experiences.

Morally I see nothing wrong with your strategy, I wouldn't even be against tossing in a couple cans of tear gas to get them out and then locking the doors and securing the building, they can get their stuff when they pay or it is used as collateral.
