And these returns do NOT add back commissions - they are net of commissions, carry, etc..We expect this new one to be even better.It has hair - defendant represented by a chop shop law firm, so they will extort us - but we planned for it.

@Andy welcome to BP you are going down the correct path my friend what I would suggest is that you go to at least 1 meetup a week and befriend an investor you can find the real deal makers in the back with grey hair start up a simple conversation and explain to them your goals and what you want to do help make them more successful and in turn you unlock the door to FREE Knowledge just keep at and be persistent man you will someone because older investors always like helping younger ones.

If you are okay with someone painting over your original woodwork (even though the lease says they can't) or ruining your marble countertops when they dye their hair (true stories) then you may be emotionally hardened enough to rent your original home that you have lovingly designed.Consider, also that at times you will have to carry two large mortgage payments and decide if you are willing to do that.

You can cut your own hair, but you'll probably have less success in the dating world.Agents probably still sell 95-98% of the real estate.Plenty of people think they're experts that go at it alone, but there is plenty of value using a realtor.

Appliances and fixtures were old and tired.Basically, the core bones of the property were good, but there were a lot of things that seemed ripe for easy improvement.The location was great, right next to the town’s primary commercial district, with a grocery store 100 yards away, coffee shop/bakery, Post Office, drugstore, hardware store, hair and nail salons, barber shop, dentist, bank, a half dozen restaurants, and a variety of other shops and services.
