For reference, we have a duplex north of 70 on lilley ave that we get $1400 a month per unit, its 2 bed 1.5 bath, but its completely rehabbed, we are pet friendly, we provide Ring doorbells, security cameras and security system for each unit, and the rent includes water, trash, sewer.

If you go this route hide a lockbox for emergencies.I also have wifi thermostats so I can save on electricity wen no one is there.I also have a high end outdoor only camera system that sends me alerts on motion so that I can keep an eye on who is coming and going.Once you are set up it is pretty easy to self manage.I have HA/VRBO and Airbnb and the calendars synchronize to stay updated.

Reasons that Airbnb can immediately shut down a listing: guest complains (wrongly) that there is a camera in the house, Airbnb finds out guests had a big party, a neighbor complains to Airbnb of a rental property that is noisy.

The market rate for a full-service STR co-hosting company is 25% gross after cleaning fees.On average the following would be included... 24/7 guest communication, vender oversight, weekly updates on the OTA listings, make sure maintenance and deep cleanings get done...but owner pays the expense, stain removal on linens, marketing the property, keep supplies stocked...again owner pays the expense, keep property guidebooks updated (digital copy and hard copy), security (locks, cameras etc.) oversight, bi-weekly pricing software management, walk the property regularly, provide monthly reports, and obviously any guest problems that arise time to time.

Turns out they smoked in my house (against the rules) snuck a dog into my house (against my rules because one of my kids has allergies), then they looked right at my ring camera and said "I know you are watching" and then threw their cigarette butt out on the ground.

It just keep going up and adding up and after a while I was like Oh my god what the hell- Where is a camera when you need one.The tv shows look so easy- Go over budget just add an extra xxx to the price and house sold.
