You are the one that is going to pay them, so they should be willing to accomodate your schedule.

But, from my experience in doing over $30 million in development projects, men were just a little more accomodating to me because of my ability to successfully negotiate, that I signed all of the checks, and , that I made the final decisions.

I had no clue it was a completely unregulated enterprise.. so choosing an accomodator is Highly critical  

They can accomodate time lines that a traditional sale can't handle and fulfill needs that would go otherwise unaddressed.Without wholesalers (and their buyers) we would have a huge problem in many municipalities.

FHA only requires 90 days on title and could potentially be an option for you---there are other programs that might be as or more accomodating, but I would need to know more about your circumstances to be certain.Regards,Scott Miller

You could let her know that you are too small to make reasonable accomodation if the stairs become an issue, but probably not worth it.As far as rent to income ratio, this is something you should set before you start taking applications, then stick to your standards.
